Welcome to River City Home Services ("we," "us," or "our"), an Illinois-based provider of residential and commercial cleaning, deep-cleaning, move-in/move-out, and specialty home services. By using our website, booking a service, or communicating with us, you agree to these Terms of Service.

1. Services

We deliver insured, professional cleaning using eco-friendly products and background-checked staff. Services include standard cleaning, deep cleaning, post-construction cleanup, carpet/upholstery cleaning, and window washing.

2. Booking & Cancellation

Bookings are confirmed upon receipt of payment or deposit.

Cancellation Policy:

48+ hours notice → free

<48 hours → 50% fee

<24 hours → 100% charge

Arrival windows may shift due to prior jobs; we will notify you ASAP.

3. Pricing & Payment

All pricing is quoted upfront and includes labor, standard supplies, and travel within our Illinois service area.

Payment is processed securely via Stripe (PCI-DSS compliant). We do not store full card details.

Late payments accrue 1.5% monthly interest.

4. Customer Responsibilities

Provide safe access (keys, codes, or on-site presence).

Secure pets, valuables, and fragile items.

Disclose hazards (mold, pests, structural damage).

Arrange parking or provide instructions.

5. Satisfaction Guarantee

Not satisfied? Contact us within 24 hours of service — we’ll re-clean affected areas free of charge within 72 hours (subject to availability).

6. SMS Communications – FULL A2P / TCPA / CTIA / 10DLC COMPLIANCE

We may send SMS for:

Appointment confirmations & reminders

Arrival alerts

Post-service surveys

Promotional offers (only with prior express written consent)

A2P Compliance Details

All SMS sent via 10DLC-registered, TCR-approved campaigns.

Transactional SMS (e.g., reminders): Consent granted when you provide your phone number during booking.

Marketing SMS: Requires prior express written consent (e.g., “I agree to receive promotional texts from River City Home Services” via digital checkbox + double opt-in confirmation text).

Every message includes:

Opt-Out: Reply STOP

Help: Reply HELP

Brief content description

Message frequency: 1–3 per booking; max 4/month for promotions.

Standard carrier rates apply.

No SHAFT content (Sex, Hate, Alcohol, Firearms, Tobacco).

No autodialers used for marketing without written consent.

Opt-Out: Reply STOP → one confirmation → no further marketing texts. Transactional messages may continue if needed.

Re-Opt-In: Text START or contact us.

7. Liability & Insurance

We carry $2M general liability insurance.

Not responsible for pre-existing damage, normal wear, or undisclosed conditions.

Maximum liability = cost of the service session.

You assume risk for unsecured items.

8. Intellectual Property

All content, logos, and branding on this site are owned by River City Home Services and protected under U.S. copyright and trademark law.

9. Termination

We may refuse or terminate service for non-payment, safety concerns, or policy violations.

10. Governing Law

These Terms are governed by Illinois law. Disputes will be resolved in DuPage County, Illinois courts.

11. Changes to Terms

We may update these Terms. Changes will be posted here with the new effective date. Continued use = acceptance.
